Episode 4 Rewind | Lower Level Face-Off

Season 4 of Rock the Block is over halfway through and the talk around The Block (AKA cul-de-sec) has everyone looking to answer the question, does design add value to a home? If you listened to Michel Smith Boyd's answer this episode, we can't help but agree that yes design does add value! An ideal lifestyle is an intangible asset to an individual and a home that allows you to build each and every day how you would like, that value is immeasurable. Not to mention when you add features that simplify and compliment that ideal every day. The winners of the show are determined by the highest appraisal value, but the concepts brought into each home by these HGTV stars have a placed value in the minds of folks watching who want the particular lifestyle each home can offer. Each team is designing with an ideal buyer in mind who would place a high value on what they are bringing to the table specifically.

Let's Talk Lifestyle, Design + WHO WON!:

This week Page mentioned that buyers are looking for "something special," and we can't help but think each home offers that special quirk to someone looking to build a life in the Heron Lakes Community. We have talked lifestyle during our Rock the Block episode recaps before, but this week is where you can really start to picture who will become a future Heron Lakes resident and how that day to day might look in their home! The customization to the lower level brought out the personalities with each team narrowing down what these individuals' lifestyles might look like in each home.

Jon and Kristina | Team Farmhouse Fixer: The lower level designed by Team Farmhouse Fixer this week truly will make a homeowner feel like they can camp out in their basement and never have to leave, not even for food in the main kitchen! Jon and Kristina focused on function this week, building a 6-person built-in bunk room that extends to a "barcade" open space, full powder room and billiards room. In addition to the kitchen and family seating space, they were able to fit in a small dining area that really made this space very practical for the day-to-day hustle of a family. Our community has a lot of owners with high-school to college age children and we could see this home blending well as the 'go-to' spots for friends to come over and hang out or for your college aged child to spend the weekend with enough room for their roommates too. But we truly love that this space can easily accommodate innocent fun for adults to socialize and entertain, making it ideal for the whole family. Adding beds and bathrooms is always going to give a home more value, and the judges felt the same this week with Jon and Kristina taking home the win in week 4, lower-levels!

Page and Mitch | Team Fix My Flip: What better way to compliment a home on a TPC Golf Course than an indoor simulator center for those long winter months where you cannot play outdoors. While TPC Colorado does have a Golf Simulator Center, the appeal of being able to golf hundreds of courses without leaving your home does have a large value in a golf course community. The extended great room with the ping pong table offers this great bridge of keeping the space very family oriented and they were able to solidify this family concept with the built-in reading nook for kids. The third full kitchen was a great move to make this an entertainment paradise and also offer convenience to the everyday for a family.

Michel and Anthony | Team Luxe for Less: This week Team Luxe For Less truly designed the ideal lower level for a bachelor who loves to entertain! This space speaks volumes to who Michel and Anthony are as designers with tambour textured walls, literal cork wallpaper, a full featured wine bottle wall and the "appreciated gift" of a private speakeasy. In addition to all of this, they even were able to add in a full kitchen that opens to the ground-level walkout patio to simplify entertaining! It's no secret that the Colorado Rocky Mountain views are a massive selling point to each home and blending indoors and outdoors is always a welcomed feature in Colorado where you have so much sunshine.

Bryan and Sarah | Team Renovation Island: Colorado ranked as the fittest state in 2023 and has historically held a top position in this ranking. At any point you step outside in our community you will see neighbors running throughout the 8 miles of trails, golfers walking TPC Colorado, families swimming and everyone out enjoying the abundance of recreation that Heron Lakes offers. While judges thought that this space might be too specific, we loved how bold they went and all in on this concept while maintaining that this home could work well for a couple with children. Heron Lakes residents have access to the TPC Colorado Fitness Center that boasts full programming of private training, fitness classes and even spa services, but to bring this internal is important for someone who lives a more private life and might want access to these amenities in their home. Even with this luxury concept, the additional "little home" space for children to play in brings us back to their live in kitchen design where children do their homework and spend a good portion of time but have their own space to retreat to - with a door that shuts in all of the kid mess!
